The iconic Quy Mill Hotel and Spa, positioned in the rapidly growing Cambridge tech cluster and in its own grounds adjacent to one of the busiest junctions of the A14 is up for sale. And local planners have already sanctioned plans for a significant expansion to all the main areas of the complex.

Cambridge agent for the deal, Jamie Green of DTRE, says the Quy Mill Hotel and Spa represents a rare opportunity to acquire a superbly positioned, trading hotel with significant, consented development potential and located in one of the UK’s most sought after investment areas.

Occupying an 11.6 acre site on the outskirts of the UK’s fastest growing city, the hotel is ideally positioned to capitalise on the vast array of demand drivers associated with Cambridge and the region’s status as a global hub for life sciences development.

The property itself benefits from an exceptionally long leasehold. Currently operating as a full service hotel, its already impressive facilities include 51 guest bedrooms, five meeting rooms, marquee (with capacity for 500), health club, spa and substantial car parking.

Councillors earlier this year backed plans to almost double the number of guest bedrooms to 98 and massively increase the capacity of the restaurant from 36 to 200 covers.

The complex is set in the grounds of a former mill which can trace its history back to the Domesday Book. The property is principally arranged around the historic Grade II Mill House. Detached from the main building are a series of converted barns housing the majority of guest bedrooms, spa and health club; the grounds themselves include landscaped gardens, riverside nature walks and jogging trails.

The property also features extensive car parking and a helipad – and there are plans to develop 63 EVC points.

As well as its easy accessibility via the A14, Quy Mill is close to the planned Cambridge East Quarter which marks the proposed redevelopment of Cambridge Airport – a 462-acre mixed use development. This new urban quarter alone will provide up to 12,000 new homes and create over 7,000 new jobs.

Cambridge is already attracting top global companies and this scheme looks set to lure more world-class businesses into the area.

The Riverside Spa and Health Club are also set for further enhancement: Facilities already include an oak-beamed gymnasium with a range of cardiovascular and resistance machines; an indoor heated swimming pool; sauna/steam room; hot tub and relaxation area with wooden loungers and five treatment rooms.

The Health Club, which currently boasts around 650 members, provides a comprehensive range of fitness equipment as well as offering personal training sessions from the qualified instructors. The spa’s impressive offering of treatments include serial mud chamber, aromatherapy bath and Well Spa Dry Flotation therapies.

There is an attractive fall-back position: As a developed entity in the Green Belt on the eastern edge of the city, the site is considered suitable for alternative uses, subject to planning.
